Strata Title - NSW

Hi, I am looking at strata titling my unit block (4 units in one title). But the issue is there is no fire wall in between the units. The unit block was constructed in 1970's. Spoke with the builder and he says fire wall may not be a requirement from council when the DA is approved conditionally.

Is fire walls are mandatory or is there a way around it?
 
You will be submitting a DA to achieve strata subdivision of the building. The conditions of the DA will include compliance with the BCA regardless of the date of construction of the building.

As part of your due diligence, engage a private certifier to go over your plans to prepare an engineered solution/'deemed to satisfy' to advise whether you can achieve your intentions. They may come up with alternative solutions eg fire rating to ceilings/floors or other approvable systems.
