SubDivision & Stamp Duty

Hello All,

We are organising our loan for a 3 Unit development. Just wondering, since we have already paid Stamp Duty on Title to Title Reg. Office (Land Victoria)when we bought the House (which will be demolished) and now will be sub dividing into 3 seperate Titles, will there be any Stamp Duty again and if yes, how to calculate.

And after you receive Building Permits, Finance Organised and Builder Hired, but other costs are involved apart from construction costs till the stage you got Titles seperated.
