Hi,
I have a property whose tenants signed a 12 month lease. They left before the 12 months were up, but signed a document with my estate agency stating they would continue to pay the rent until a new tenant was found. I have been informed today that they haven't fulfilled this obligation since they left so I have to cover the money myself. Obviously they have foregone their deposit.
Has anyone been in this situation before, and can they advise me whether legal action is worthwhile in this scenario or should I just cut my losses?
