nice work Tizzy. $440k is a good price for your area and spec of home - i don;t imagine you should have too much trouble selling it.

I think $420K is the right price to sell in the current market. I've provided a link to the REIWA.com ad. I just love the way they do the photos. So much better than mine.

Just a bit of an up date. I've accepted an offer of $410,000 today.
Only 7 groups have actually been through during 3 home opens over 3 weeks. This is the first offer to be made so given the current quiet mood of buyers I'm glad it was priced realistically and went fairly quickly.
We just might break out the champagne tonight. Not a big profit but still a modest gain for our hard slog.
Plus we still have the sister house next door with the nicest tenants in the world.
