Unit in Black Rock

We are looking at purchasing a unit in Black Rock for around $500,000 on Balcombe Road. We currently have a PPOR in Balnarring and also a small IP in Balnarring (Westernport/Mornington Peninsula). We thought somewhere close to city would be a good investment and we may even move into it a few years down the track and rent out our PPOR here in Balnarring.

We have been looking at houses but they are out of our price range - would a 2 brm unit with a courtyard be a better investment than an apartment? We are looking at suburbs on Beach Road which are quite expensive. Can anyone tell me how Black Rock has done over the years - properties for 500K and under seem to quite rare and seem to be selling very fast so thinking we might have to move quite quickly any thoughts???
