vacancy rates confusion

Hello all,
Could somebody please enlighten me?

I have been looking at the vacancy rates for the metford and east maitland areas and have used the YIP and AIP magazines for the information.

YIP, April edition, shows rates at 3.18% and 6.11% for Jan13, respectively and,
AIP, May edition, shows rates at 1.3% for postcode 2323( which covers metford and east maitland and others) for the same month, ie Jan13.
How can the figures be so far apart? Maybe I haven't read it right?

Just trying to work out if these areas are ok for rentals, one figure implies that I should run away and fast and the other tells me its a tight market?
Any advice, would be great!

According to SQM research (see attached chart), the vacancy rate was never what you seem to have read in YIP mag.

Bear in mind that a figure of 3% was always considered a 'balanced' market. Current vacancy rate is only 2% BUT rents in these areas are 'softening', so think seriously before making a purchasing decision.

Thx propertunity,
So I have been looking in east maitland and the local agents are telling me
that this area along with metford still seam ok.
Have you also found this to be the case.
