18 months on, all 5 properties looked so cheap now

I have one in N St Marys. You easily add $100-150k to those prices if it was sold today, a 30-50% increase.
 
at one time, I was looking at corner 600m2+ blocks in 2770 that were subdividable lot..

I steer myself away thinking who would a buy a new house in those areas... but I guess I was wrong..

was interested in this property in 2013.

crunched the numbers in the view to develop and build, but didn't work out.
listed for $420k, and eventually got sold for $400k after 322 days of listing.

It is now under contract for over $689K, after a DA approved.
no work was done on the house, purely selling a development lot with DA approval.

Assume $30k subdivision?
That's nearly $300K profit without the construction risk in less than 18 months !!!
 
Wonder how long before we see $1 mil for an ex houso out there! I'd say 3 to 5 years with the current price rise trend. Bogans with silvertails!
 
We bought in tregear 2012 for 239k, 3 bed 1 bath, very curious to see what will will happen on the horizon.

One just sold down the road for our for $465k similar to ours but they have a shed.

What is the general market feel down there? contemplating selling up but don't want to be too early.

We've got one in Tregear that we'll be selling in the new financial year. Ours is not as nice as that one. We've got some work to do on it first.
