When is a contract a contract (QLD)

Folks,
I would like some clarification on this. Simply put:
* I want to put an offer in on a property
* property has an accepted contract, still conditional upon say building, pest & finance
* contact still not unconditional.

Can I still submit an offer that must be presented to the vendor (prior to going uncond.)

Looking for a psuedo-legal opinion - Asy - Kev - any opinion ? I know it probably presents as a nightmare from an agents perspective.
At what point are offers no longer legally presentable in QLD ?

Simple answer is:

When it is withdrawn by you.

We don't have the '3 day rule' here that is in some other states. The offer remains open indefinately.

So, if you want to remove the offer, you need to do so in writing, and make sure you get a response.

OK, sorry, upon reading again,

If the offer has been accepted by the vendors and is awaiting some condition to be fulfilled, and you are wanting to make an offer on the property, you have missed the boat, sorry.

You will need to keep an eye on the property just in case it falls over.
