When to prepare contract of sale / sect32

When is ideal time to get this done.
Prior to it being listed? one week?
I often get peed off they aren't available for weeks into h sales campaign.
Im looking to sell a property shortly

Incorrect Terry. Not the case in Melbourne although it is ideal to have ready once marketing commences.

If all things run smoothly within 5 days, if waiting for owners corp docs it can take up to and sometimes more than 2 weeks.

It is a practical thing - how can a prospective purchaser know what they are buying if no contract exists.

There is a property in Vic that has been on the market for two months and a s32 not ready yet

It's so long that maybe I'm thinking it's already sold and the agent lying to me

I have seen several sites in Vic where the S32 wasn't prepared until an offer was on the table. (each was leasehold).

Interested in an ip recently rea wouldn't take offers until s32 ready. It took over 2 weeks - one week was rea telling porkies and the other week was legit in them waiting for sigs. Didn't matter because after the first week of waiting we walked. Plenty of fish in the sea.

Is there a reason one should delay getting one?
