Where do you source reliable data?

Hi Guys...

So I have been comparing data between magazines, this months API & YIP. Just would like to get your thoughts around what can be relied on to be accurate data?

For example, below I compare data for houses in Parramatta, NSW. So its category and then API data and then YIP data:
- No sold 81, 71
-median price 545, 590
-12 mth growth 2.7%, 0.51%
- 5-yr growth 5.3%, 25.67%
-Rental yield 4.1%,3.97%

This is just a snippet and variations can be found throughout, just wondering how you guys would approach this? I mean a 20% difference in 5yr growth is quite a vast difference.

Thoughts pls???
 
You will find this with all the stats. All you can really do is take the average of RPData, APM and Residex.

I'd ignore any of the REI figures, the median house price would be $2M if they had been accurate over the years.

RPData tends to lag a little as it's based on settlements that can be 60-90 days late.
