Which one will you prefer to buy as PPOR

Nepean Street is a busy road.
Calrossie is a better position for a PPOR.
However there is more land with the Nepean Street purchase.
It depends what you want to do in the future.

Very different properties which should attract very different buyers.

Calrossie - I would expect it to sell for $540k-$570k
Pros - Close to train station, master with ensuite & WIR, evaporative cooling
Cons - W/board, no sub-division potential, south-east rear, small backyard, no BIRs, small kitchen bench

Nepean - I would expect it to sell for $470k-$510k
Pros - Sub-division potential, brick, close to primary school
Cons - Busy through road, only one bathroom (no separate toilet), only BIR in master, south rear, would require extension to appeal as a family home.

For a PPOR, I would focus on buying a nice home, in a convenient location that you will be happy living in, as that should ensure future demand (and appreciation).
