if you are unemployeed and or you can do without some income then why not try this:
Learn, Learn, gain a reputation, under promise over deliver, if you do well the PM will be sure to recommend you for employment when you are ready.
I know someone who works as a stock broking analyst, she had good technical skills but no practical industry experience, she vollenteered to work in stock broking company, nominal $7K salary! Last year I was told her bonus was $200K.

- Enrole in a part time property managment course at your local TAFE eg.southbank TAFE Property course
- Visit some real estate agents around your area and volenteer for to help their experienced property manager.
