Working out value of a unit block

I have trouble putting a value on small blocks of residential units. 6 to 12 units
Is there some sought of rough equation i can use combining, land value, building value,return to give me an idea of value?
 
depends on the USE or purpose of the valuation, and the location of the stock

Assuming one title.....

For finance purposes, for a 4 to 6 pack, most valuers will try comparable sales methodology, for 12 we are into capitalisation or rental rtn style valuations.

If they've already been strata titled why are they being sold as a whole block? Progressive individual sales should return better prices.
