In Adelaide does the owner get to hold the bond?

I took the $395 as now I have 6 months without any vacancy and it works in terms of serviciability and property valuation. The numbers aren't that different really, and the equity is more important to me.
 
Tenants putting forward those type offers have always in my experience caused problems. It shows bad money management on their part.
Good tenants don't need to make such offers.
I would suggest maximising the rent records of the property showing the full market rent and if the tenant wants it that much he'll take it paying a week or month at a time, and be prepared to sign a 6 month lease.
