And ***** all over the 4 I found being built in Gwelup this week (sigh next door to me) (double sigh turns out by FIL) (triple sigh no point telling him he's an idiot with the design and spec level) but yay for comparable. Wonder if the bank will like that my main comparable for reval will be built by my FIL?

Small happy update

My builder rang yesterday to say that because I'm such an uber cool developer (ha ha ok I made that up) that he's going to change my 600mm Smeg appliances to 900mm Smeg appliances - noice! 900mm oven, hotplate and integrated/hidden exhaust into the OH cupboards.

Yup and it certainly made up for some sucky development weeks I'd been having due to Highgate.

A site visit on the weekend and everything is moving along. Ceilings are going in and plasterwork has started. White walls make everything look so much lighter!

Racing towards lock up so that it is safe and sound before Christmas shutdown.
I thought lock up would be in January but they are pulling all stops out to get it locked up before the shutdown so that when no one is there over the traditional tradie shutdown it's all safe and sound.
I saw front doors being delivered today (beautiful pivot doors) and tiles being delivered too though they aren't scheduled to start for awhile.

It's actually quite low density - it is zoned R30 which means you need 300qm land per dwelling. As you get closer to the Perth CBD the lot/land size per dwelling gets down to as little as 100sqm.

But certainly every inch is being used to it's maximum capacity in this development.

FSR? I'm guessing Floor to Site Ratio? For R30 it 55% (45% open space with 24sqm minimum of that being one courtyard)

For R80 high density it is 70% site coverage and minimum 16sqm courtyard.

i disagree with this, i think a block this size (from memory it's around 1300sqm) less than 12km from the CBD in sydney wouldve likely ended up being apartments.

it is roughly the same distance from CBD as say maroubra or earlwood

I have a double wind out window in one of the bedroom - I've never seen one like that before. It winds out at bottom and at the normal height. Some days I have no idea what I've agreed to with these houses

I popped over there yesterday and peaked through the windows and did manage to find an unlocked door in one of the units so you have some internals

Tiling of living areas, bathrooms and laundries have started. Kitchen carcasses are being installed along with laundry and bathroom cabinets.
