Property Descriptions - What captures your interest?

When looking at the descriptions written for properties on the market, what are the things that you look for first? What things do you find are generally missing from the descriptions, that you have to follow up on to obtain the info?

I agree about the address; for me that rates as more important than the price.

#1 address
#2 price
#3 land size

And for me the most important photo would be the view of the property from the street, but many are missing this, despite showing a million photos of the inside or back yard. Edit: Luckily though I can use Google Streetview for this, if I know the address.

I think the omission of the address is often deliberate. Unless the house is advertised as open for inspection.

It means a serious customer needs to call the agent to find the location. Then discuss their needs etc.
 
Address & floorplan only.

The rest with Google earth, streetview, DSE website (Vic), all real estate websites and my own knowledge is enough to give me a clear picture of whether the property ticks enough boxes to go and have a physical look.
 
Just the other week I was looking at a property for sale that had the address listed, but after looking at the satellite picture on Google Maps and the fact that I already knew the area, I was able to ascertain that the address was in fact wrong.

I sent an email to the agent to let them know and the next day it was 'fixed'. However, they only fixed the address in the description, the little Google map was still pointing to the wrong address... So I guess the address is recorded in two places in re.com.au's database.
 
I think ommitting the address shoots the agent in the foot more than it helps weed out tyre kickers. Consider the number of people who are browsing Domain/RE from their work and who are not in a position to be making phone calls. I would imagine this would be a growing number.

Right Garbage.

If I am surfing RE.com.au ,I am usually dismiss the property and surf to the next one if I can't work out what the address is.
Call me grouchy, but I resent the way agents withhold the address from listings.
I just blunder on to the next one.
On a few occasions I have phoned but not often.
I have also noticed that if the address is a well sought after ("sort after" in RE speak) it will be advertised. Presumably the withheld addresses are the less attractive ones anyway.:mad:
 
It's even worse when they use "location, location, location" as part of their ad... and leave you wondering "What's the location?".

However, when location is a plus, it should be disclosed.
 
I mainly look at the price, the number of bedrooms/ bathrooms/ garage, the pictures, land size, and the address (like the others, I find it frustrating when the address is not included).
I rarely even look at the description, and any real estate talk turns me off. One agent in the area I'm looking always talks about the house having "sylvan" qualities... what does that even mean when you are describing a house?!

I find the first impression is created from the photo " a picture says a thousand words!"- so having good & accurate photos representing the property is v.helpful.
