Wow, thanks for all your thoughts, lots of cons and a few pros - it will probably be a slow grower and the Mt Druitt stigma still sticks enough for me to worry about what kind of tenants I'd get. Definitely a bit too risky for a first IP and we are probably at the top of the market now but I can see it becoming a nice family suburb in future.
