    Perth Granny Flat under NRAS

I investigated the CGT impact a while back when we first thought to add a granny flat, without NRAS. I got advice from an accountant that specializes in CGT and I am comfortable with the numbers. I will double check but NRAS should not make any difference, should it?

    Perth Granny Flat under NRAS

I am seriously considering this and want to hear your thoughts. NRAS eligible ancillary dwellings for Disability or Aged Dependents from Questus. I went to see the Module yesterday, although small 45sqm it does have the advantage of being pre-built and it is possible to extend to a larger...

    WA Suburbs

What's your price range? You wnat to buy and rent, renovate and resell? I don't know Merriwa but I'd take Armadale over Warnboro. There is probably better buying elsewhere though.

    NRAS questions

Update Popping back in to give an update. Just over a year since our tenant (my sister) moved in. Everything is going fine, no different to a regular rental property in how its running. We just did the first market rental review and raised rent 7%. The first year gov payments were slower...

    Subdivide or granny flat?

We would put the GF where the current sheds are located. I think we could retain privacy and street outlooks for both dwellings. Currently we can park 5 cars off street in the carport and paved area. To retain house and subdivide we would have to relocate the patio and carport.

    Subdivide or granny flat?

Thanks Colin, We definitely have more garden than we can handle so this is an option we like. How do we consult a town planner? Caz

    Subdivide or granny flat?

Thanks for the replies so far! The configuration of our block means that whatever we do re GF or subdivide will mostly be on one side because it is wider than it is deep and the block is at the top curve of a cul de sac with easy access for its own drive and parking bay. I think the wedge...

    Subdivide or granny flat?

Last year we decided after our NRAS investment had been running for a year we would put a GF on our PPR block. Since then the town planning rules have changed so now we are revisiting that plan. Our block in Yangebup WA is 980sqm which was previously 200 short of the 1000 needed. Now I...

List of bad suburbs in WA

I don't know that there is a "bad suburb" IMO even in "bad areas" there may be good investments depending on your situation. My first purchase was in Medina because that is all I could afford at the time, I bought the best I could find, (B&T, elevated, cul-de-sac, on a big block) moved in and...

    NRAS bargains in Melbourne?

Got this email today. May be an opportunity to pick up something worthwhile. It seems to me that some good NRAS deals are picked up by being on mailing lists and developing a relationship with various agents. The one I picked up was not advertised but was bought for 7K less than its original...

Hi CHAOS, we were lucky to pick up an almost completed property due to it coming back on the market - just good timing and luck for us. We'd looked at others off the plan because that was all we could find in Perth area but we weren't sure about buying OTP either. Once we get one NRAS under...
