    I was just wondering what are the possible cost to sell land before settlement? If the land (700m square block) is purchase in NSW just over 12months ago. Other than capital gain are there anything else? Does the title holder have to pay stamp duty, legal fees or real estate agent fees?

    is Spring Farm in the Camden area a good investment? looking at the rental yield its seems really good. A house asking for "offer over $449k" was last rented out for $540 a week. Would such high rental yield mean very low capital growth?

    If an ad for a property is advertised for "offer over $499000" would it be rude to offer less. Eg $470-480k. Obviously this market and its as new house at Jordan springs NSW. It does not have blinds or aircond.

    what about strata? I saw in bankstown a 350k unit has a strata of $800s. so it means it would take a average 2weeks to make it back. Fairfield was more ridiculous 1 had $1000 strata on it. as a investment I don't like the idea of such high strata.

    I'm currently looking at the new estates around those two areas. Ropes Crossing and Jordan Springs in Penrith area, or Oran Park, Gregory Hills and Harrington Park in Camden. Prices for a brand new home is very similar. Just wondering which area would be a better investment?
