Buying in the right suburb at the right time

Thanks for the reply MTR. I've also started using Boomtown (http://hotspotcentral.com.au/) as a tool to shortlist suburbs. Obviously its never going to be an exact science, but the more data you can access, the better.

    Realestate.com.au changes

Yeah i agree, I dont like the changes at all. I used the supply/demand trend data to see if a suburb was worth looking into further. Are there any other alternate websites/sources of data that have the same functionality?

Buying in the right suburb at the right time

I read this article with interest as I have also read John Lindeman's book (Mastering the Australian Housing market). I think tracking the listings/sales ratio is a really good way to start shortlisting potential suburbs for further analysis. I was using the realestate.com suburb profiles to...

    OTP help

Hi Alex, If given the choice to NOT settle, we'd take it. I guess that's what we are trying to figure out. All throughout the conversation he kept reiterating that "you must settle".

    OTP help

They mentioned that it was supposed to be 8 floors but they have reduced it to 5 (probably because they couldnt see them all). So you think that we should just wait for the sunset clause to expire and then get the deposit back?

    OTP help

The solicitor we spoke to was going to send them a letter asking for the deposit back, as she believed that basically the project is delayed and that is why they wanted her to sign another contract. But she has been busy and hasn't gotten around to doing so yet. I had a look at their website...

    OTP help

Hi everyone, I have a question regarding my partner's OTP purchase. The contracts were signed in July 2011, with a 42 month sunset clause. Last month the developer called my partner and wanted to speak to her face to face regarding the apartment she purchased. I decided that I would go...

    Brisbane heating up??

I was looking to invest in Brisbane as I felt Melbourne was too hot. I spoke to a BA who told me that most of the properties he deals with have been sold within a week with multiple offers. Still a good time to buy up there? Or am I being too picky?

$450k budget. First IP. Where to buy in Melbourne?

Been busy last few days, was going to ask what the sale price was. That is ridiculous! Thanks for the info Jake.

$450k budget. First IP. Where to buy in Melbourne?

Hi Bombtrack, Yeah I totally agree with this. Only looking for 2 bedroom apartments, unless there is a big one bedder on the market. I've started focussing more on villa units with outdoor space which means I have to go further out of the CBD in order to enter at my price point. I had a...
