    Good Multi Unit Builder

Yea, too busy, are you building with them still? That's good news, 6 projects (not all at once surely) would require a fair bit of oversight. How have you structured it, are you getting more involved with the build, or just cracking the whip on the builders? I've been thinking of also...

    Good Multi Unit Builder

Hi There, I'm about to kick off a multi unit development. I have a tried and tested builder which I am reasonable happy with, but for a range of reasons I would like another builder for consideration as well. Can anybody suggest a good quality multi unit builder in Perth.

    Busy Roads?

Hi All, Is buying a development block on a busy road a big NO NO? I guess buying at the right price may mitigate that somewhat, but is there a significant difference is sale price vs a nice leafy quiet street? Thnx

    Keep or Sell

very true, however, keeping properties that provide a positive income is very attractive. As interest rates rise, so will tenancy rates, and rent along with it, hopefully keeping them positively geared. Capital growth is the other attraction, but the risk of prices falling is always there...

    Keep or Sell

I hear ya. Really is no right and wrong answer I guess. I think ill see how it pans out and make a call after 6 months.

    Keep or Sell

Well, It looks like they will be cashflow positive, but I wont have them rented for another few weeks, so until then, won't know the exact rental return. As to strategy, plan is to hold, then reuse the equity for the next one. Future developments ill sell all if not most.

    Keep or Sell

Hi All, I've just completed the development of 3 villas, and was planning to keep and rent all three. It looks like the rent from all 3 will cover the mortgage and other costs, so likely a nil weekly cost investment. However, most advice I seem to be getting is to sell 2 and keep 1. Id...

    Solar Heating on IP

Hi, Does anyone think solar Water heating for an IP is a good idea? Probably a bit risky whilst being rented, but maybe a investment for resale? Thnx

    Anticon Roof Insulation

Was pretty reasonable actually, just on $3k for all 3.

    Anticon Roof Insulation

The list is a good idea. From your list i already have all of it already bar the solar panels (although i have solar hot water), rain tank, and concrete paving. My upgrade list is Garage Doors, and render (although ive given up on that one) Its the ultimate quandary i believe, spend money...

    Anticon Roof Insulation

Fair call Myf, its still 6 star compliant, and hence lies the quandary. But Almostbob has a point regarding the "baking" of the aircon and other bits in the roof during summer, and the fact that the tin on the roof will provide absolutely zero protection for the ceiling (which has insulation...

    Anticon Roof Insulation

Yep, i hear ya, and that's been my view all along, when i sell it will be someone's PPOR, and they would want the Anticon. However, it does meet the 6 star energy rating without it, so technically isn't required.

    Anticon Roof Insulation

G'day, So, almost everyone I speak to, including my builder, says putting Anticon into investment houses is a waste of money. They believe I would be better off spending the dosh on things that give it better resale value. Its hard to argue against that. The only person who disagrees...
