Buy Off Market in Orange NSW

Well actually we're exchanging on a place in South Orange today. This is more of a PPOR for us even though we plan to rent it out till January at which time we'll move into it. 4 br, 20 year old brick house in a nice part of town $320K - we're very happy with that. We live in Sydney &...

Others experiences with selling property without an agent.

I just sold my rural place privately. It's very hard to say how the result compares to other properties as my place was very unique but I will say the company that did my realestate.com ad (propertynow.com.au) was extremely helpful in showing me how to do everything & gave some great advice...

Buy Off Market in Orange NSW

Hi Everyone, We're looking to buy a house in South Orange (Warrendine). In the short-term it will be an investment property but we're seriously thinking of moving there in the next couple of years though. We're only interested in a specific part of town due to it's walking distance to a...

PPOR + Granny Flat at Orange NSW

Yeah I was thinking of fencing it off so they have their own space & driveway. I might still get an agent to handle it. Longer term that's a thought. My daughter might move in there. I'm from Sydney but thinking of moving out there. Not sure if we can stand the cold though. What...

PPOR + Granny Flat at Orange NSW

Hi Folks, I'm thinking of buying a PPOR at Orange NSW. I'm tossing up whether to spend a bit more & get a large corner or rear access block & put a granny flat on the back to rent out. I could get a block of about 850sqm for another $25K vs a 650sq block. A good granny flat would be...

Smart Space Granny Flat NSW Version

Someone mentioned the Smart Space granny flats that Bunnings sell. They looked really good but the sizes were a bit awkward for the NSW 60sqm limit under the Affordable Housing SEPP. I see they have now released (unless I missed it before) a NSW version which is 60sqm...

    Ryde Granny Flat Seminar

I can't remember what they were but I that was one thing they said they had discretion to vary.

    Ryde Granny Flat Seminar

I went to the seminar run by Ryde Council about granny flats under the Afordable House SEPP. I thought I'd share a few things I thought were interesting. Some is applicable to Ryde but some would apply to any council in NSW. -Approval is now 20 days not 10 days (not really a big deal)...

    Land Leasing for Granny Flat

I didn't know that about the 5 year limit being treated as a subdivision. That kills off another idea I had about a 99 year lease. It does seem though that the 5 year limit doesn't apply to leasing of premises.

    Land Leasing for Granny Flat

Very enlightening. It seems you can't do relocatables under AHSEPP but you might be able to do it under an ordinary DA but that's not much fun.

    Land Leasing for Granny Flat

Wow they look really good & one could feel comfortable buying from Bunnings. Awkward sizes though for AHSEPP. Choose from three Core Unit sizes Walled Area / Covered Area SmartSpace 1 22.5m / 35.1m SmartSpace 2 43.8m / 53.7m SmartSpace 3 65.1m / 94.6m...

Hi NHG. Thanks for the encouragement. Nice to know I'm not the only one thinking this way.

    Land Leasing for Granny Flat

Thanks neK, Yes transportables don't look quite as nice but some are pretty good. Same reason people with big blocks don't get DA's for duplexes or units before they sell. Expertise, time, finance. Yes good point but it may increase the value to an investor if they had the option of...
