Expensive suburbs are probably down by that already in my view. Just judging from the number of pass ins and deals not happening.
Regarding scarcity of course there is greater scarcity in inner suburbs, 20,000 "up market" properties isn't alot in a city of 4 million people.
I think the high yields in the burbs are mainly related to expectations of low capital growth, due to no real scarcity of that type of land, as opposed to risk level. Low capital growth in land values means people will only invest if the yield is right. I personally think the more premium...

For that price range you'll be getting something pretty basic - under 200sqm single fronted in poor condition on a busy road for closer to 700k. Better street for up to 900k. Even the typical small single fronted's in ok areas seem to be $1.2m or so now so you really need to look at the stuff...
Some suburbs are a heck of a lot worse than others though. I remeber when I lived in Clayton probably 50% of the houses in the street was broken into over the space of a couple of years. Would be getting the crime stats for the suburb (Racv).
