As has been stated, it makes it a bit tricky but is not unusual. The ATO still wants the sale to proceed as it will give them funds so just see your solicitor ASAP and they will make sure it's attended to.

I'd agree that a nicely worded formal letter from your legal rep should get the ball moving a bit faster. Otherwise, get together with the body corporate and take it to the regulatory authority.

Parkes is a nice area, very "old" NSW so I think the hotel will stand the test of time from that perspective. Make sure to read the fineprint and do your due diligence and I'll think you might have stumbled on a very nice little package.
Unfortunately a lot (not all, some are great) of Americans seem to think that the ol' US of A is the centre of the known universe and anything outside of it is so far inferior that it doesn't warrant knowing anything about.
Personally, I prefer to either use a solicitor or use a conveyancer who is attached to an actual law firm, as opposed to the plethora of freelance conveyancers. I haven't been burned personally but I've heard some stories and with a law firm at least you know they've got malpractice insurance...
