I finally caught up with the agent that i was talking about and he said we have a contract on the property subject to sale.
Just was not interested.

Is the Adelaide market that hot at the moment. I have emailed 6 agents via real estate.com.au for enquiries re: open time, price indication etc. and not had one reply this has been over the course of the last two weeks.

So this means I have to move back in and return it to PPOR by March if I want to not pay the CGT when I sell.

Yes we bought and moved in at settlement it was our PPOR, in around 2001.
Finalised and acquired the property from ex-partner in around July 2009. Got a valuation before renting it out.

I was of the belief if you fixed now for example at 5.2% on say 5 year term. If interest rates went to say 7% in the 3rd year there would be limited penalty as the bank would rather release relend at the higher rate of the day.
