Have you retired off property...how are you travelling?

We 'kind of have' retired - to a point..... 3 IPs in UK (1 paid off, 1 with v.small mortgage 10% LTV, 1 with 80%LTV mortgage) all rented , all CF+ , bought ages ago. Bought our PPOR outright 6 months ago on the Sunny Coast (made v.v.v good CG before the bubble burst in the UK) & work 1 or 2...

Advice on LOC situation needed please !

It seems that Westpac have a LOC facility , IO variable at 0.7% discount ,$520 fees all inc. , & they are able to seperate the funds ie.$50k for Reno, $100k for Managed fund etc...... (one the 1 account - so no extra fees for a further LOC ) I am leaning towards just getting the reno...

Advice on LOC situation needed please !

Hi , Please may I ask the forum their opinion; Situation is; bought PPoR @ $475k outright. Needs $100k reno. I have $50k towards reno costs (House will be conservatively 'worth' $650k after reno.-but it is a long term PPoR - not an IP) I need to borrow $50k towards reno costs (LOC)...

Get a Mortgage or buy outright??

Thanks, But the money in the bank would gain interest (that would then be taxed) , & I would then have a monthly Interest Only loan of $1300 ish I think + the costs incurred setting this up ($2k ish?) Seems an expensive way to do it , no? On the other hand - inflation could do a bit of...

Get a Mortgage or buy outright??

Hi, I am hoping for some advice / opinions from PI's regarding getting finance to buy a PPoR in the current climate. In a nutshell; house sale agreed @ $473 (negotiated from $530k) needs an approx $80k reno. we will get FHOG of $14k I think we will not get the stamp duty waived? (as...

Buying a portfolio on the Sunshine coast?

Interesting to read back over posts that are a few months old & how my view/opinions change ! Still looking around, But with a good few mortgagee auctions surfacing & sentiment getting even more negetive, I think I will hold off for a bit. I think that there will be further % drops in house...

Buying a portfolio on the Sunshine coast?

Thanks Sydneysider, I appreciate your comments & partly agree with you, the 'bear' in me is the reason that I have the 500k in the first place! (ie;I sold to rent in an overheated market in Dublin - looks like perfect timing in hindsight! - luck/judgement - who knows?!) I am seeing what I...

Buying a portfolio on the Sunshine coast?

Hi Sunshine, Where would you steer clear from , out of interest? (maybe best to PM me!) I think anything 'surfside' of the Nicklin way that I could add value to (& buy at heavy discount from a motivated vendor) would be good- but not apartments - too many I feel.... (unless it was a...

Buying a portfolio on the Sunshine coast?

Hi, Thanks for the replies, much appreciated. Would you mind explaining a bit further - the bit about the 40% tax bracket, & buying many IP's before using up 23.4k please ? I dont understand fully. A 500k PPoR would suffice for now, if it made sense to buy it. We're not that posh ...

Buying a portfolio on the Sunshine coast?

Hi Sunshine , You would say that the SC is good for IP & CG !! (judging by your name!) Why do you think it will be good for IP?? (dont be a biased 'VI' now!) I would look for a tired but large 2 bed apt with a view close to CBD on the SC (or maybe 2, @ $300k - 350k) Another 2 small...

Buying a portfolio on the Sunshine coast?

Hi , I have started investigating (ie financial planner & MB meeting etc) organising a property portfolio, starting on the Sunshine Coast.(As this is where we have settled & I would prefer somewhere I can keep my eye on) I have $500k cash (dying a death in a term deposit ATM!) with which...
