Due diligence in purchasing a property in Syd

I've heard a lot of good things about buyers agents recently. Do they just handle the whole offer process for you? What do they do that you can't do yourself?

Due diligence in purchasing a property in Syd

I'm contemplating refocusing my efforts to under $1m now, $900k investment sounds good to me haha I watched an auction this morning for a 4/2/2 house in Chatswood. Price guide 1.75, first bid 1.7, sold for 2.7. What. edit: more like 4/2/0 - it had no garage and you could only fit 1 car on the...

Due diligence in purchasing a property in Syd

They don't mean jack all then do they :) But yes I agree that a few problems on the report is going to do jack all in helping you bring the property price down as there will always be another buyer who either has not done a report, or doesn't care about / underestimates the costs of those...

Due diligence in purchasing a property in Syd

I also read that if the building inspection uncovers serious faults, and you forward these on to the agent, then the agent is obliged to disclose these faults to all interested buyers. Is that true?

Due diligence in purchasing a property in Syd

I've relied on strata reports for apartments too... seems to reveal an awful amount but probably doesn't make the B&P totally redundant. Good catch on the upcoming levy, I had one recently too that was clearly marked in the upcoming maintenance costs schedule but when I quizzed them on it, they...

Due diligence in purchasing a property in Syd

A property came up yesterday which I really like. Agent had clued me onto it beforehand so the listing confirmed it was what I wanted and within minutes I had a B&P inspection booked. Contract in hand as well and ready to make an offer as soon as the report comes back. Someone will probably...

Factors in ascertaining budget for new purchase

Thanks Brady, yes ROI incorporates all costs as well as changes in cashflow as a result of deposit monies no longer sitting in my ppor offset. Have been asking my current broker since last November but must be asking the wrong questions as I have not gotten anywhere, hence my posting here.

Factors in ascertaining budget for new purchase

Ready to buy my next IP (future PPOR), have crunched all the numbers and I am comfortable with a purchase price of $x (and all associated costs e.g. stamp duty, mortgage duty, conveyancing etc etc) 20% deposit is ready to go, but getting a bank to give me an 80% loan is obviously also a...

Property purchase with brother - different ownership %

I did this for my first property (60% mine 40% my wife). It is executed on the contract as Rolf said, however I personally wouldn't do it again. When that property became an IP the LOC used for capitalisation was also logically split 60/40 for deductability which causes a mess for any...

Strategy for upgrading PPOR with existing PPOR LOC

Trying to figure out the best way to move forward. Have seen some places that I'd like to move to, and want to know how to act when a "bargain" comes along. Current PPOR is 50% loan, 30% unused LOC, 20% equity. Loan is almost fully offset. If I pay the deposit (for new PPOR) with the LOC...

    Convert study into bedroom

Are you certain that's a requirement? It's trivial to find properties with bedrooms that do not have windows, e.g. bed 1 & 3 here:

    Convert study into bedroom

That's what I thought about strata... they only have the boundary, floor area, units of entitlement etc. No internal details. So erecting a wall requires council approval, but what about just adding a double sliding door? This is the floorplan of the study...

    Convert study into bedroom

Searches for threads on this idea show relatively complicated situations e.g. adding walls, not having natural light, moving washing machines etc. I've found a potential IP that has a 2.5 x 3m study that can be converted into a bedroom by simply adding a door. It already has a window with...

    Buying a 'dream car'

The dealer started it up in the showroom, my god it is deafening even at idle. Normally I'm excited to hear car engines but my first instinct with the 12C was to turn it off since it was actually unpleasant. If you skip to 4:05 in this video, that's the best recording I've found of what it...

    Buying a 'dream car'

Yep, SSC Lotus. I live in Chatswood so it is quite convenient :) The Elise and Exige are phenomenal cars, they handled better on the track than the Evora but, for me personally, they sacrifice too many creature comforts that I run the risk of leaving them in the garage because I'm "not in...

    Buying a 'dream car'

The car is a 2014 Lotus Evora S :) Not the most solid company, not the most solid cars, but I am prepared to forego some daily driver qualities for a vehicle that really exhilarates. I have driven one on a track at a private facility ("The Farm" in NSW) and it left an incredibly lasting...

    Buying a 'dream car'
