    RE Agent's legal obligations

Thanks for all your replies. In addition to the common law, I see in NSW there is the Property, Stock and Business Agents Act 2002. Section 52 states the following re an agent's obligation to reveal a 'material fact.' I believe a penalty unit is now at least $110! 52 Misrepresentation...

    RE Agent's legal obligations

Actually I seem to have worked out the answer to my own question. It's at PROPERTY, STOCK AND BUSINESS AGENTS ACT 2002 - SECT 52 Misrepresentation by licensee or registered person

    RE Agent's legal obligations

Can any real estate agents or solicitors tell me what information an agent or vendor is legally required to advice a potential purchaser of? There appears to be a requirement if there has been a murder in the property, but on the other hand there is caveat emptor. I'm particularly interested in...

    Mortgage brokers

A query for the brokers: Each time I apply for a loan my broker always suggests the same lenders to me. He says it relates to my serviceability. Do all mortgage brokers use the same lenders?

    Gold Coast Structural Engineer

Hello, Can anyone recommend any good structural engineers on the Gold Coast? There are some listed in the Yellow Pages, etc, but it would be good to choose based on people's experiences, positive or negative. Thanks in anticipation.

    Interstate investing

We are contemplating doing a small development/reno/subdivision interstate. Is it worthwhile doing when you cannot be there yourself? Will the costs of the various professionals & trades people dissipate any profits? We would appreciate hearing the experiences of others who have done...

    Insurance options

Thanks for your explanations. Brett, you have said that a broker can assist with any claims. How is this possible when the cover summary states, in the case of EBM, that in settling any claims EBM is an agent of the insurer, and not of the insured? To assist the insured party would surely...

    Insurance options

Can people please enlighten me on the following. When I request an insurance quote from EBN, Honan, etc, it includes a brokerage fee, because the insurance is underwritten by a third party - an insurance firm. Wouldn't it thus cost less to buy the same product by dealing directly with the...

    Termite sniffer dogs

I hope my previous post was not unclear .... I am not from Buy Wise Inspection Services. Just quoted the name of the firm. Looks like sniffer dogs may not be as common as the article suggested.

    Termite sniffer dogs

I would be keen to use this termite inspection service if I was in the Melbourne area. The article says that they are common in NSW & Qld but I've never come across them. Maybe we could use this thread to list them...

3 and 5 year fixed rate thread

Thanks for that. It appears that 3 year rates are at about the lowest point that they have ever been in the last 30 years. Westpac dropped their rates today to apparently the lowest of the big four and quite competitive with some of the minors. I don't expect to be able to pick the bottom of the...

3 and 5 year fixed rate thread

Can someone please direct me to where I can see a graph or figures showing the history of 3 year and 5 year fixed loan rates over time. Basically something that shows these rates over the last 10 or 20 years. I'd particularly like to see how low they've gone historically and maybe get an...

    Four per cent

No, Koshie gave no clarification or response. Her actual comment was that Australians are currently in a unique/fortunate position as they can borrow funds at 4% and they can invest funds at 6.5%.

    Four per cent

David Kosh recently interviewed American Suze Ormon on the morning show. During the interview she commented that Australians are fortunate to be able to currently borrow funds at 4%. I've been unable to locate these lenders. Does anyone know who the lenders are? Or what she was referring to...

    Costs prior to the purchase

If I buy an interstate property and I have a building inspection done first, and I fly to inspect it prior to purchase, can these be claimed sometime in my tax? Or do I simply discard these receipts as they all occurred prior to my being owner of the property? Thanks.
