    Adelaide falters

Like the other capitals, Adelaide has fallen victim to apartment blight, mostly in early brutalist style - that boxy, generic, more-gloss-than-content 'architecture' that's become so familiar anywhere there used to be a space. No, I don't like them much. Interesting though that a genuine...

    beachhouse from sea

Pic shows unusual design..... lightweight construction of bluesheet and corrugated sheet. Decks on all sides (no balustrades) mean there's always a wind free spot, and the huge overhanging roof lets us sit outside during storms or party in the shade during summer

Would you repurchase your IP(s) in today's market

Between 97 and 02, I progressively bought 4 adjacent seafront properties as they came on the market - and in this year alone the value of the first 3 has tripled and the last one doubled! Did I buy the next one when it came on the market recently? No, but only because of other commitments. In...

Is this how you set out a written offer?

A time limit is a good strategy if you're making a low unconditional cash offer, esp if delivered with a poker face to a worried vendor. Don't overdo the pressure though - a confused mind always says 'no' ........and you may just p*** him off so much he won't deal with you any more at any price...

Donna I'm interested in the kind of money you're talking about, especially for the 15 year old. Is she working? Also, is there any way that she could buy now? michele

    Motivation

Thanks Dunc, you're so right. Actually it's a bit worrying to see so many forumites in their 20s and 30s kind of rushing through their "now" lives, focussed 100% on their holy grail. Sure, in the face of the daily dross, it's hard enough to keep the dream alive, never mind growing. But guess...

should we build on coastal land?

Yes Queen Bee - I just finished building a large house on the beach in SA. It's in a very remote location and all by itself in the dunes which added to the challenge, but I found it very straightforward and financially worthwhile. Sand is easy, septic drainage is easy because of porosity, and...

    Foreclosures/Mortgagees in Possession

Timing is important too! I attended an auction just 2 days before Xmas where the agent got sulky and went home when no-one bid - again, rent-a-crowd were just the neighbours having a sticky. I put in a really silly offer next day and bought it.

    Investment Seminars - CAUTION

Reply: 2.1.1.1 From: Michele B Seminars have a lot more to do with motivation than information. And if by attending one, you are kickstarted into action, great! Maybe some people need the 'face-to-face' approach while others get the push they need simply by investing in a Somers or Kiyosaki...

    Bad Tennants

Reply: 1.1 From: Michele B Simon, start out with a property mgr but find out exactly what they do and how they do it. Then do it yourself for a while until you have enough IPs to make this impractical. You'll learn enough to get the best from future property mgrs and you'll gain some valuable...

Stamp Duty on sale to spouse

Reply: 2.3 From: Michele B Relationships rarely end neatly, even when they look amicable from the outside. If there's still some feeling, and especially if there's more on one side than the other, emotions get involved. Fair and rational people can become unreasonable, and every concession...
