    Rewarding good tenants

Agreed. I see it as a business move. The same as a little bonus for the staff at Christmas. Generates a bit of good will and respect. Hard to put a $ figure on that.

Depends what your PM puts it down on your statement as.

    Rewarding good tenants

At Christmas I get the PM to give 2 guys that rent two of my units a $25 voucher from the bottle shop. They both go that little bit further when maintaining the grounds around the units. I can see both sides of the argument too. But I think I get back ten fold what the little gesture...

    Masters flat pack kitchen.

It's the horrible green one. You can't tell from the picture but all the doors are warped and the bench top is made from toung and groove flooring. I made it all by hand years ago.

    painting and restoring old furniture

Here's a kitchen cabinet I rescued and restored a couple of years ago. Scraped all the dark old shellac off and just used furniture polish to finish it off.

Solar for increasing cashflow and attracting tenant?

The domestic electricity future is solar battery packs. Hang on a bit if you're thinking of going solar. In the near future we'll be able to buy domestic solar battery packs that lets you store the power generated in the daylight. It's predicted that the power company system will be in a...

There's one on before Homes under the Hammer weekday afternoons. 60 minute makeover or something. Have you seen it? I honestly couldn't tell the after pictures from the before ones! Last week they put a huge slay bed in a tiny bedroom. It was touching each wall, to get to the other side of...

    Masters flat pack kitchen.

I've just finished a Masters flat pack kitchen build and install. I chose masters mainly because of their easy repayment terms wit HSBC. Also I found the kitchen section in the store was a bit more upto date and had a lot more accessories than Bunnings. I've been warned off Bunnings...

Just heard the tail end of a discussion on the ABC about new proposals to the NG regulations. Anyone have any info on what's being proposed?

    Vendor finance.

Trying to work out if the vendor finance angle would suit me. Is it possible to buy a property for the sole purpose of using it as an instalment sale. Would this be profitable at all? Does your lender need to know what you plan to do or are they ok as long as you're keeping up the repayments?

    Bad tenant in strata block.

After losing a good tenant because he couldn't put up with the unruly tenant downstairs we are lucky to have found another straight away. We have had our PM complaine several times to the landlord of this person and are now afraid that he may drive our new tenant out too. It's the usual...

    Loan servicing without work

Would a bank except a low earner or an unemployed person as too much of a risk even though they were to offer a large cash deposit on a mortgage and have a positive cash flow regarding income from the property?
