2 bedroom unit in Redcliffe for sale

A relative is selling this 2 bedroom unit with garage in Redcliffe. I don't think its the right time to sell as Brisbane prices are just starting to move.

It's a quite well laid out unit.

Currently rented at $325/week asking $235k (7.2% gross yield). It should sell quickly.

Has shown good capital gains. Purchased around 1998 for about 76K (please double check this with real estate agent as I'm not 100% certain on purchase price back then). That works out at just below 8% capital gain per year compounding over 15 years.

There is a possibility of rail link to Redcliffe by 2016

http://media.brisbanetimes.com.au/national/selections/rail-line-to-redcliffe-4622835.html

Real estate agent tells me land is being purchased for rail line and stations are in process of being built. Both sides of Qld State govt support the rail link.

I also spoke with the agent about capital growth. He said there was a big growth spurt in 2000 2001 and 2002 where property prices went up 25% to 30% each year...then small rises or flat each year after that. I recall Redcliffe is where Karina (who now posts here on US properties) got started and had strong capital growth on 2 houses during 2000-2002.

There is an Olympic pool/High Performance Centre here that has produced several Olympic swimmers.

"The Redcliffe High Performance Centre is operated by Olympic coach Ken Wood. Over the years Ken has trained Australian Olympians Leisel Jones, Geoff Huegill and Jessicah Schipper.

The facility includes an olympic standard pool with full length grandstand. A Gymnasium area, todlers pool and extensive room for services and storage are integrated into the overall design."
