2 houses for sale

I don't know if anyone is interested this time of year in buying but I thought I'd give forumites the opportunity of this link for 2 houses I have for sale at http://murgonrealestate.com.au Just click on homes for sale and my two are I40 and I45.

Both houses are good rentals and I am in two minds about selling, but I have done all the figures and I'd like to use the proceeds to pay down some debt and diversify a little into some shares.

Extra info which the website doesn't have is the $90k house, I40, is on 1839 sqm and is subdividable into two blocks, (I spoke to the council town planner), but the house needs moving to one side. The ULV for all of you worried about land tax is $4,700. The council rates pa including water have been $1,079. The exterior could do with a good paint, but inside is good. Maintenance is up to date and the past 6mths has only totalled $275.

On the $75k house, I45, is on 1012 sqm which, at present, the council will not allow you to subdivide any smaller, ie hatchet block. ULV is $3,200 and council rates pa are $1,009. The carport is only a yr old and was erected with council approval by a qualified builder. Maintenance is reasonably up to date and for the past 6 mths has been nil, except for a new smoke alarm installed.

As you may notice by the prices, I have lowered them to meet the investor market, as I feel I can gear up still further into the share market myself, and have left some capital gains for the next owner. Both currently have a yield of 7.2% each and rents would most likely be increased sometime in this new year by an extra $5 to $10 pw, each.

I have been reading this forum for a number of months and using it to build up my knowledge. One thing that has come up a couple of times recently and also in the previous post that someone may be able to provide me with more information on is Land Tax. I note in our South Australian papers that it is becoming an issue in South Australia, however I have not heard it mentioned at all where I live in SA.

Any info would be appreciated.

Gotcha PM Freeatlast. Sounds like you clicked straight into the houses for sale section instead of checking all the homepage site first. Murgon is 3hrs NorthWest of Brisbane by car. The realestate homepage has a printable road map, and an about Murgon section as well. I have a dozen rental properties in Murgon, the earliest purchase for me there was IP2 in 1998. No problems with the town or tenants so far. :)
 
Update on my IP's for sale. The $75k one is supposed to be going under contract for $72k, although as yet I haven't seen the contract.

The $90k one is now $89k and I'll let it run for sale a bit longer, but I don't want to annoy the tenants too much with inspections as they have been great patient tenants. I wouldn't like to be left with an empty IP and no contract of sale.
 
Glen and his team at Murgon Realty are very good people by the way as I expect Brenda knows, I know him personally. We used to be part of the same franchise groups, first Ward & Francis then Stockdale & Leggo before ending with Nationwide Realty, he then return to an independant as have I.

Sounds like a fun thing to do, anytime you are up my way just drop in and do it on one of our properties. I will help you into your car :D we don't do verbal offers and if someone insists we convey that offer to the seller with all the enthusiasm it deserves.

My post was tongue in cheek as the property has been offered for sale at a price and its now up to the buyer (potential) to make an offer, thats why its called private treaty. Its offered for sale, so they have now made an offer to treat, its up to the buyer to make a counter offer if that makes sense. If I was asked by a buyer "what will the seller take" I would usually tell them the asking price (but you can never be sure of that as some sellers remove the property from the market even when they get a full priced offer) But you are certainly at liberty to make any offer that you feel comfortable with.

That's one difference with Qld and other states - verbal offers are perfectly respectable in many places.
