$21,000 "first home owner grant" as well for constructiion

hi there,

i have heard that the first home owners grant of $21,000 is not only for "first home owners" but for constructions in general. That means even for investors that are interested to build/rent ? Is that true ? Where can I find further information ? Thanks

Regretfully not.

It is solely available for purchasers who will occupy the property as their main residence and who comply with the other requirements of the Grant.

it is a first home owners grant and not a grant to get into a property and thats where alot of people seem to get it wrong.
a home is not a property its a place that you live in.
now this might sound a bit silly but thereality is if you get the fhog and you don't decide to make it your home Ie you don't live there
then you are if for a bit of trouble and you can make all the excuses you like why you moved out but its the motive of the act that you wil become unstuck.
so it isn't nor if you think about it could it ever be used for construction.
the only way to do it is if you are building to move into the house when constructed and that the house is changing hands from on entity to another.
so your brother is the land owner and thebuilder and he sells it to you on completion
and you were to live in the house and you did it as a presale senario now that can work.
but that would be simple structure to construct for your accountant and solicitor.
