adelaide investment suburbs

hi all,
Looking for investment property number 1 budget 250k, cash flow is important, have been looking at hackam west, huntfield heights, chrsitie downs and northern elizabeth suburbs. i am not from Adelaide. any suggestion from locals. thanks in advance.
 
Will you really get genuine + cash flow in these suburbs?

What growth drivers are there in Adelaide?

Where is the employment?

Why would these suburbs be better than anywhere else?
 
You can get 6+% yields in elizabeth and southern suburbs - hackham, huntfield heights and christie downs.

SA is yet to have its mining boom. Excluding Tassie its the cheapest state, its a great place to raise a family and alot of investors are now looking here as you get good value for money.

Southern subs - the duplication of the expressway and upgrade of the railway. You have everything here: shops, beach, TAFE, hospital, schools, rec centres. Unless you work in the city (which most don't) you have absolutely no reason to go into the city. Lonsdale is industrial providing thousands of jobs.

Its no secret house prices shot up when the expressway first opened. With the duplication and rail upgrades it will happen again.

I agree, go South with Expressway, new train line etc. GMH when not if closed will have an impact for Northern suburbs much worse than others here are hoping.
