Almost a granny flat

This thread straddles several different areas, so I thought I'd put in 'other'.

I have two IPs that have sort of granny flats. Those familiar with Brisbane would know the self contained flat downstairs and the usual house upstairs but can't be rented separately. In the past I've rented to mostly price conscious students, with an older, or financially better off student taking the 'head lease', and the 'flat', so to speak and renting rooms upstairs to the younger more price sensitive students.

I've patched up these places over the years. But they will soon require a total reno to rent (or I could just keep patching).

So what's the demand for a house with 3-4 bedrooms and another GF downstairs for separate living for another person/couple that is renovated to high/med standards?
