Another Prediction - 10 boom areas

Hi All
Sam Saggers predications, Positive RE.

I thought it would be fun to find out what you think about these areas, especially if you are on the ground, would like your comments. Interesting most are in NSW/QLD, am surprised that some mining towns are on this list, considering what is happening at the moment.

Not sure

2. Midland
Boat already left


3. Toowoomba
Still good buying opportunities (Not sure about Dev site,) H&L package

4. Newcastle
No comment

5. Bathurst
Yeild Play

6. Penrith
Hard to find bargain.. but time to time .. you get one. but have to make quick move on it

7. Blacktown
Every man and his dog knows about blacktown by now

8. MacKay

9. Emerald
10. South Brisbane
Apartment, Oversupply



My answers are based on assuming one is buying a free standing house.

After reading what was said abt SPI, which magazines do you guys think is most useful and unbias?
 
What about Frankston?

I think we need another new thread about Frankston :p :D

Don't laugh.

The lowest quartile of Frankston property is set to boom. Most of what I refer to are on dual occ or triple occ sites, trading for less than $300,000

Developers paradise for sure. And in a beachside suburb.

Plenty of situations under $300,000 where you can buy a house and put another in the rear of the land. :)

I totally agree. Midland has seen massive growth over the last few years. The area still have many problems and seems to have reached a ceiling until something changes. The new hospital, uni, etc has already been factored into current prices in my opinion.
Midland is still seen as undesirable and a cheaper area yet the prices no longer reflect this.

Newcastle is a big market.. it is a market within a market situation.

I don't buy any magazine now. time to time, i scan them from a friend who buys them.

If you read suburb name in magazine, 9 out of 10 times,you already missed the boat.


I guess, one needs to know the fundamental that booms the suburb, i.e. employment, infrastructure, age group, zoning, etc.

Yeah, I know OW. I actually responded to that thread. Just having a little stir. :p

I agree, there will be upside to the development sites close to the train and retail hub, but not too close. I also own corner development land with a rental on it now.

I think Midland still has potential but the focus should be development sites, where you can build 4 units around $500,000ish, build the right product and I think it could be a winner.

Can someone tell me what does a "boom suburb" mean? 5% 10% 20% or what?:p

I think a boom is when we see the market making at least 20%.

The problem with predictions is by the time its posted the boat has sailed and also who is making the prediction, appears there is a conflict of interest here:rolleyes:

I've seen heaps of comments and threads on this area. I've read: dodgy suburb, but great cashflow

Plenty of bogans in Frankston, although they are slowly moving out to cheaper inland areas.

That said, Frankston IS one of Australia's cheapest beachside suburbs with major infrastructure and dual occ and triple occ sites selling for under $300,000

Definitely a developers paradise, particularly if one concentrates on the lower end of the market.
 
Saw on the news frankston was among the few suburbs that ambulances would not go into without a police escort so ppl who live there and have emergencies risk their life and delays
