Anyone have an IP in the Hunter Valley NSW?

Just wondering what people's opinions are on the crappy market in the Hunter Valley and more specifically Singleton? Any thoughts on when/if its going to recover? (crystal ball question!) I have an IP I want to sell to release funds to buy my PPOR but the odds aren't in my favour.
Brisbane is where the growth is at. The areas listed above are not in any hurry to grow. One property had grown $35k in 4 years.
