Apartment boom headed for Sydney?

My strategy of choice is also to renovate three storey 70's, 80's apartments in Sydney's southwest.

Just wondering is there is any reason why you prefer the top or ground floor.

Anything wrong with the second floor?

Basically on the top floor you have no-one living above you. Less noise.

On the ground floor with a courtyard you have more usable space than just having a balcony, also means your unit is "pet-friendly"

On the second floor, you have people living both above and below you
 
At least if it's a three storey walk up you are only going to have 2 units above the courtyard.

My mate lives in a highrise in the city, and has about 38 floors above his courtyard. He is constantly cleaning up ciggie butts, rubbish etc.

The other week someone poured some oil out of a window onto his courtyard

Asian tenants fell more secure. The only people coming past your door also live on the top floor.
More breezes. More views.

Also more kid-friendly - no balconies to fall off, or jump off playing 'superman'.

Also more old-people friendly - no steps.

Also more gardner- friendly. They can put plants in the ground, not just in pots.

And the best point is-burglar friendly
 
The middle floor is often cooler/better naturally insulated.

Top floor usually ask a premium except when you have flight path problems...then AVOID.

Bottom floor are security risks(unless elevated ~ eg if parking is bottom floor). Courtyards attract a premium because people see lifestyle...despite them being "spit" "Rubbish collectors" etc, buyers will still scramble over them.

Bottom floor apartments in good areas are attractive to the elderly and less mobile.(no stairs).

Thats how I see it.

Best apartment blocks are those art deco jobs IMO. but hard to find ones with parking and outdoor areas(such as a good balcony). And they seem to attract a premium already.(enough people are on to them as good solid buys).

Many 70s jobs suffer from noise.(poor sound proofing).

Every property has its pros and cons.
