areas to look for and avoid and good PM's in Ballarat, bendigo,wangaratta

hey guys

I just want your inputs on suburbs of ballarat , bendigo , wangaratta

looking to pickup house preferably with a budget of around 200 or a bit more

what areas to concentrate on and what to avoid

looking for areas with strong rental returns

preferably to get something close to all amenities

not so much concerned about CGT

any good PM's in the above places

200k in Bendigo is scraping the bottom of the barrel suburbs wise for a house, unless you are wanting villas/units.

200 k in Bendigo and ballarat would be renovators

Wangaratta would be cheaper, but I d much invest in ballarat>Bendigo>Wangaratta

Very similar city profiles for ballarst vs Bendigo however I think ballarat has a brighter future

Theres been a couple of 2-3 bed clad places in Golden Square and Kangaroo Flat lately for low 200's if they are in budget?

I'm looking heavily in Ballarat as well. Looking to purchase at the end of the year /start of next year. Area of focus are Ballarat Central/North/East, Soldiers Hill, Redan, Newington, Sebastopol, Golden Point.

My budget I am targeting is between $200-$300K 3 bed, 1/2 bath solid brick or period homes inner city Ballarat. Looking for rental which can cover repayments so 6%+ yield.

What are peoples thoughts on the outer skirts of Ballarat like Sebastopol and Redan compared with the more central suburbs?
Would new land release and estate affect prices in the out suburbs more and create a flood in oversupply?

Soldiers Hill has seen an approx 20% increase this year....... :)
 
we have a property in Ballarat, Black Hill to be exact. Its been going well, the neighbours are great. A few properties around the place are now subdividing. We have a large block and will look into subdividing soon. Had a few long term tenants that have been looking the after the property well.

Returns are pretty good.

Area is close to ballarat central, train stations, and good schools etc We found the other suburbs to have dodgy feel to it. Seen some good 220-250k houses prime for redevelopment.

We will most likely break out block up to smaller units for elderly as there seems to be a high demographic of older people in ballarat.
