Attention QLD Self-Managers: New RTA Forms Online

All PMs knew this was coming, but some private landlords may not: The RTA has again refreshed ALL the forms associated with a tenancy in Queensland.

This is to coincide with changes at the RTA - notably they are no longer working with Australia Post to facilitate Bonds. All lodgements and refunds now can be done through the online portal or via post.

This time they have also changed the way the forms work fairly significantly.

  • Many of the forms for Rooming Accommodation have been discontinued, and instead combined with the general tenancy forms.

  • The Bond Lodgement form has been changed to incorporate Bond Top-Ups

  • Form 11 Breach, Form 12 Notice to Leave and Form 13 Notice of Intention to Leave work in the same way, but now look totally different

  • Entry & Exit Condition Reports now look different and have been updated to include more rooms (such as separate toilets) and also more items (solar panels etc) (this one's pretty handy)

  • Form 18 - General Tenancy Agreement
    Now has space for 3 tenants, not 4 (annoying) but includes space for each tenant's contact number and email.
    Changes to the way the 'utilities' section works - who pays for what and how
    Now has a specific section for agent/landlord bank details

From looking at them, I know that they will be much easier to understand and use for landlords and tenants, but will take some getting used to - as the old ones hadn't changed much for many years.

The Australia Post news is going to throw a spanner in the works, as I usually send tenants across the road to the Post Office to get their bonds back instantly, rather than waiting for the RTA to get around to it. Hopefully the RTA website will add more functionality for bond management soon.
