Hi all.
Got some interesting info today.
I currently own a cbd IP in a regional city that is returning 5.2%. Nothing flash.
Turns out part of the CBD redevelopment might allow my little ip to slip into the rezoned envelope changing it to commercial :). Very early days but similar commercial properties on other side of town ( similar road exposure) return up around $25,000 to $30,000 pa. Compared to my $15,000 pa there is definately some good potential there. I always had in the back of my mind that this may happen but i was thinking 20 years time. This sounds good to me.

If its zoned commercial do you plan to sell it at the new value, or convert the existing house into an office / surgery etc?

i dont think ill count my chickens just yet. But i think i would develop and hold. It would be a good one to keep when i sell down in the future. Cashflow wise. But like i said. Very early at this stage.
