Bad tenant in strata block.

After losing a good tenant because he couldn't put up with the unruly tenant downstairs we are lucky to have found another straight away.
We have had our PM complaine several times to the landlord of this person and are now afraid that he may drive our new tenant out too.

It's the usual stuf.... Parking across other parking areas, noise, car repairs, leaving trash outside etc.

What would be the next step ? There are 4 owners altogether. Would it be worth threatening the LL with a meeting of the other 3 LL's? How far can we go with this? What sort of responsibility does the LL have?
 
1. Send formal written complaint on the appropriate form for your state to the OC Manager.

2. Contact OC manager and ensure they have followed through with appropriate breach notice to occupant and LL

3. If further non-compliance Make additional complaint and have OC manager send Final Notice of breach

4. If further non-compliance, have OC manager schedule mediation with all parties - LL should have already attempted to enforce OC rules with their own tenant at this point.

5. If further non-compliance, go VCAT.

Process can take 3 months to get a VCAT order with a deliberately unruly tenant however the LL should be taking the lead on this one, and if they are not willing to discipline their tenant then my understanding is that the VCAT parties should be Owners corp VS LL.
