Bank order for property portfolio

Hi

In order build a sustainable portfolio and maximize lending, we need to structure the loans to borrow from the more stingy lenders first. We know that we start from the big four and end up with banks like AMP. Can someone who owns a large portfolio share their order of which bank they use? Eg 1 . anz 2. Cba 3. Amp etc.

No the opposite, you want to save the more generous lenders for last. Use up the tough lenders first as they wont lend you to later on once you have a few.

The actual banks that is, is different for everybody as we all have different circumstances which are viewed differently by each bank.
 
That's what your mortgage broker comes in. Bank lending policies change. Some banks may suddenly want some more market share, and loosen lending criteria.

Find a broker whose expertise you trust and take their advice.

While its not rocket science, and moderately simple, its not obvious.

While there are some generalities in that for eg AMP are generous for many portfolios and for eg ANZ are rubbish, the fluffy stuff around each portfolio means that its not possible to simplify in this way.

If if were , the one aggregator group thats spent 30 mill on SW woudl have got it half right, and they havent even addressed it, because the logic is to fuzzy,

Hehe thanks Rolf . I have a decent mortgage broker. Just thought they'll be a common pattern that people normally use :)

Do you reckon they are even aware of the concept. I doubt the designers of the sw are???

Like Rolf said it is not rocket science but at the same time not obvious either as policy plays a part and this is an ever shifting goal post and applies in different ways to different people depending on their circumstances.

Problem is the banks change policy all the time - for example, the popular lender for investors with many properties is AMP - but they recently closed their books to anyone with more than 10 properties.

Frankly if you try implement this strategy without getting good advice, customising it to strategy and circumstances, you're very likely to mess it up. Collins answer is very open to interpretation, as is your question.
 
You really need to speak to a broker and go through your specific goals and circumstances because the lists of lenders provided by a few others does not take into account your specific circumstances. Just to point out a specific policy that may not apply to you is commission income policy with ANZ is pretty good compared to others so if your income has some type of commission in it you would most likely leave ANZ further down the list. There is no perfect order that works for everyone as each persons circumstances are different.
