BCC zoning

Can someone please clarify this for me

Character residential 2 - housing infill - can accommodate multiple dwellings at a rate of 1 dwelling per 300m
Yet the minimum lot size in the table is 800m

Does this mean if you had a 900 block you could have 3 dwellings but if you had a 600 - 899 you can only have 1?

Also say it was 900m - would it have to be less than 200m to a centre zone to accommodate multiple dwellings ?

Final question - how does this work

61 mcilwraith st Norman park - 791sqm and it has 5 apartments (all in one dwelling... Does that make a difference?)
Yet the zoning is CR1 - which according to city plan does not accommodate multiple dwelling types
Is this because it's actually a dual occupancy, got passed by council years ago, or it's illegal?

Also say you had a 900 block and 3 dwellings

Does each dwelling have to have a defined 300sqm seperate from that of another dwelling on the block

Or could you have 3 dwellings reasonably close together and leave a grape if land at the back of the block?

If it's in low medium rz , 600 block 15 frontage

You cAn build two - 3 stories - apartments?

I couldn't find anything about minimum Sqm per dwelling - is this a case by case thing for this zone?

All I could find 1 dwelling per 200sqm but that appears to be for low residential zone which you need 3000sqm for

So if in LDR - 3000 block - 15 townhouses
2900 block - 1 house....
Am I reading that right...?
 
CR2 800m2 min, so if you have sub < 800m2 can't develop at all.

If you have 800m2 then you can do 2. 900m2 3, 1200m2 4.

You may be able to go higher than this on impact but wouldn't want to be tied to a purchase on a maybe.

Norman Park Zoning was prob LMR under the previous plan.

LMR is 45% site cover.

600 x .45 = 270m2

correct on the LDR
