beginner development

Hi guys,

Thought Id ask for a bit of advice/ideas/feedback.
after selling my PPOR I will have a nice amount of cash to play with and
I am wanting to do my own small development (2-3 dwellings)
have bought a few NSW regionals and SA stock over the past 2 years and now I want to further my skills maybe even change my stradegy and do what I have always wanted to do which is developments.

The only problem is being a noob I have no idea where and what too look for in starting..
buy existing house/land with permits and plans in place?
buy a house and add 1 at rear?

how do the ppl that develop on here begin the process?
