Bendigo vs Horsham vs Corio

Someone mentioned Bacchus Marsh before. I think its only an extra 15 minutes there from Melton, and if people start flooding into Melton, there could be a big demand in Bacchus Marsh as people start looking for a quiet country town.

BM's merit might depend on the price/distance gradient. If the price dropped by $100k for a 5km movement out then the outer area might be reasonable value. But if it's only $10k cheaper for a 10km movement further out then it's poor value and the closer in area represents far better value.

If my memory serves me right I don't think BM is any cheaper, prices start around the same level.

Most properties that anyone buys is negatively geared..... and depending how you look at it, it's not really a problem.

I'm not saying i have a problem with -ve geared properties ... i have one myself .. just saying that if you want to invest using -ve geared properties, you would want properties in locations where you will get above average capital growth .. :)
