Best Non-Agent Selling Method?

Hi,

I am looking to sell 6 apartment off the plan for a development project.

What is the best way for me to sell these as a developer to avoid paying for agent fees (4%-6% I believe)?

I tried gumtree.com.au but it doesn't seem to have much traffic for buying real estate.

I've used domain.com.au before as it allows private listings (is this still effective?).

Are there other websites that allow private listings?

What about those Do It Yourself agents you see around? where you advertise in their shopfronts etc...

Flyer drops in the area?

I know I could sell them through financial advisors but they would be taking a cut yet again.

Any other ideas that people have found effective?

I'm not an agent myself, but I tend to find alot of the properties I'm interested in from the internet.

I suggest first trying out domain.com.au again. I think the reach of it is very high.

I also think that gumtree.com.au is could be ineffecitve. I don't really go there to find properties myself, and most of the visitos who go there are mixed - not all looking for properties.

You should be able to negotiate agent fees to 2.2% 9inc GST), I would have thought.

Otherwise www.domain.com.au does allow private sellers.

www.realestate.com.au has agents that will advertise for you and field calls only, for cheap money too.

$500 will get you on realestate.com via forsalebyowner.com.au

I passed on the fliers and signs etc.

I have actually held back from signing up with this as the guy is really pushy which made me wary.
