ive built a couple of NRAS projects, everyone seems to be very happy with the product and figures.

discount the rent by 20-25% and recieve a govt bonus.
the 10,350 bonus per yr is from govt and not taxed. that makes it worth a bit more (around $15,000 ) pre tax at 30% tax rate.. 10 yrs is a good innings.


NRAS is all but wrapped up now with round 5 in the wind. Ive kept 3 from last project and have another projectcompleting of 20 in NSW TWEED HEADS.
all sold off the plan and now due to complete building in 3 weeks.

I can't believe people overlook the north coast considering there is 6 billion plus being invested in the Pacific Highway over the next four years and about 2 billion currently underway between Port Macquarie and Coffs. Most ppl relocate for these projects and most people get LAFHA. You can buy a 3 bed place in Nambucca for 300k and easily rent it for450 for the next two years.

I reckon Wagga is dead and has been for ages. I remember when I was a kid in the late 70's - early 80's and the sign on the outskirts of town said Welcome to Wagga Wagga, Population 55,000. Therefore only grown in population by 8,000 in 35 years. Orange on the other hand has gone from about 25,000 in early nineties to 45,000 today. Much better growth.

Wagga draws in people from a large area but misses out on much growth due to being off the Hume and off the main rail line from Sydney to Melbourne.

These thoughts are only my opinion but we did have an investment property there for a while. Flooding was also an issue.

Some stats about the population, it's steadily growing which is great.

As for the Sydney Melb connection couldn't agree more, but the local council is also aware of this and trying to capitalise on this. Riverina Intermodal Freight and Logistics hub
