Which in your opinion are top 5 suburbs in Brisbane for someone with a budget of < 300K in the current market conditions?
From my preliminary research of 2 weeks I have found:
a) 3 bedder townhouses (10-15 kms from CBD) ... Calamvale, Runcorn, Sunnybank Hills etc or
b) 2 bedder apartments (< 10 kms from CBD) ... Cooparoo, Greenslopes etc
Options a) & b) have decent yield circa 5.5% which is
c) House on decent blocks of land (> 20kms from CBD) ... Browns Plains & surrounds
Ideally would like to strike a balance between CF & CG .... tilting towards CF but not losing the potential CG benefit.
May sound a bit broad but any suggestions would be highly appreciated.
I am hoping to pick a good bargain in the current market scenario with possibilities of situation brightening up with IR cuts and SD waivers.
