broadmeadow and hamilton development sites

okay - almost everything is now on the market ... here are some of the better buys, in case anyone is interested.

the first is my broadmeadow development site (although agent has called it adamstown - next suburb over - need to get that fixed). the 4 x 2 bed, 2.5 bath, single gge townhouses are da approved and i can email a copy of the plans to anyone that is interested.

property is a short walk to shops, bus and train station but is located on a quiet street.

current rent is $260/wk.

i have left a good profit in for the builders, as the new townhouses should sell for around $300k for the two back, and $320k for the two front.

rent when built should be around the $300-320/wk (return of around 6.5% on buy and build costs + depreciation).

the second is a knockdown a rebuild at hamilton. currently rented for $250/wk but is below market rent as am waiting for the 6 months to fall due again in april. plans are drawn up for a 3bed, 2.5 bath, double gge modern house - i can send plans for this also.

build costs would be around $200,000. the property is in a quiet street but only 2 blocks back from a major eat street. rent once rebuilt would come in at around $500/wk (4.8%) + depreciation - although would probably be more suited as a build and sell option. similar properties in this street have sold for around $650k.

lastly - i have two houses on one block currently being strata titled. they both rent for $250/wk but are probably $15/wk under market atm. was waiting for the 6 months period to be up in april before raising rents again.

You need to fix up the link for Hamilton as it is the same as the Broadmeadows one. Where did you find the real estate people you are using - have you used them before?
